Co-living in Bangalore: areas, prices and what to check in 2026

Bangalore has more co-living than any other Indian city, for a simple reason: a 10-month deposit and an 11-month lock-in are a lot to commit to when you have just moved for a job. Co-living gives you a furnished room, a deposit of 1 to 2 months and one bill.

Why people pick co-living in Bangalore

  • The deposit. 1 to 2 months instead of 6 to 10. On a ₹20,000 room that is ₹20,000 to ₹40,000 locked up, not ₹2 lakh.
  • No setup. A furnished room, Wi-Fi and housekeeping from day one.
  • Short terms. Useful when you are on probation, on a project, or still deciding which part of the city to live in.
  • Fewer admin jobs. No cook, maid, internet and electricity bills to split between flatmates.

Where to look: areas by tech park

Choose the area by where you work. A room 5 km away across the Outer Ring Road can take longer to reach than one 12 km away on a metro line. The three biggest tech hubs:

Large tech parks and newer buildings, on the Purple Line metro. Mid-range prices, plenty of choice near the parks.

Often the most affordable of the big tech hubs. The Yellow Line metro, opened in 2025, connects it to RV Road and the rest of the network.

Close to Embassy Tech Village, RMZ Ecospace and the ORR offices. Peak-hour traffic on the ORR is the thing to check.

Indiranagar and Domlur

For CBD, Domlur, Old Airport Road

Central, on the Purple Line, with lots to do. Among the most expensive areas.

Hebbal and Nagawara

For Manyata Tech Park, Kirloskar Business Park

The usual choice for Manyata. Closer to the airport road; check the commute at 9 am.

Ranges published by co-living operators for 2026. Central areas (Koramangala, Indiranagar) sit at the top, outer areas at the bottom. Food is often extra.

To compare co-living with a room in a shared flat, add up everything you would pay in the flat (rent, your share of bills, a maid, Wi-Fi, furniture) and look at the deposit too. Then compare the totals, not the rents.

What to check before you book

  1. Visit the actual room, not the show room. Check the bathroom, the water pressure and the noise from the road.
  2. Ask what the price includes: electricity up to how many units, food, laundry, cleaning days.
  3. Read the lock-in and the exit terms. What happens to the deposit if you leave in month 2?
  4. Get the deposit refund date in writing.
  5. Ask residents how quickly repairs happen and whether the Wi-Fi holds up during work calls.
  6. Check the commute at the time you will travel, not on a Sunday.

How much is the deposit for co-living in Bangalore?

Usually 1 to 2 months' rent, far below the 6 to 10 months common for flats. Check the refund timeline and the early-exit rules before you pay.

Is co-living in Bangalore worth it?

For a stay of under a year, or your first months in the city, often yes. For a longer stay with flatmates you get along with, a shared flat usually costs less.
